booking terms & conditions

A contract between Michael Rosenfeld t/a Honeybridge Estate, you and all members of your party will come into existence when we receive your booking deposit and confirm your booking by email. It is your responsibility to ensure that all members of your party accept the terms and conditions herein and the Estate and Safety Rules provided to you by us (“Terms”), and you confirm that you are authorised by them to make the booking on the basis of these Terms. Please read them carefully so you understand what you’ve agreed to and if you have any questions, do ask us for clarification before making your booking and paying your deposit. 

To enhance the enjoyment of your stay at Honeybridge Estate, we will provide further information electronically about the facilities a month prior to your visit.  We require that you and all your party familiarise yourselves with that information and your acceptance of the keys upon arrival will be deemed knowledge of the information therein and acceptance of the Estate & Safety rules set out.   

Please note that the terms “we” and “us” herein refers to Michael Rosenfeld t/a Honeybridge Estate or our nominated representatives. Terms such as “you” and “yours” refers to you (the person making the booking), and is binding upon all members of your booking party (herein after ‘party’) and any visitors. You are responsible for ensuring that all members of the party comply with the Terms.  

Booking Process

After expressing interest in booking to stay at Honeybridge Estate, we’ll send you a provisional booking confirmation (normally by email), and a request for payment of a third of the total cost of the booking as a non-refundable deposit (see below).

The booking remains provisional until we have a. received details of everyone (and any pets) due to comprise your party b. received your non-refundable deposit in cleared funds and c. confirmed your booking by email. You are responsible for ensuring that the party comprises the same people specified to us. In the event that there are subsequent changes to your party, please contact us for prior written approval. Such approval is given at our sole discretion and may be subject to payment of an administration charge.  You cannot transfer your booking to anyone else without our prior written consent.

We reserve the right to refuse a booking without giving any reason and, in any event, will not accept bookings from anyone under the age of 21.

Descriptions

We make every effort to ensure that the descriptions on our website including the details of the facilities available at the property are accurate. We do not accept responsibility or liability for any changes or closures to the facilities mentioned due to temporary defect, malfunction or other circumstances beyond our control. We will make every effort to notify you of any changes, if applicable, prior to your arrival.  

Payments

The initial payment requested will be for a third of the total cost of the booking as a non-refundable deposit. The full balance of payment (two thirds of the total cost of the booking) is due 3 months before your arrival date, together with the applicable security deposit (see below). If you make a booking within 3 months of your arrival date, you’ll need to pay in full at the time of the booking. If we do not receive your balance payment in accordance with these timeframes, we reserve the right to cancel the booking without refund. A payment is only deemed received once funds have been cleared. Please refer to the ‘Cancellation’ section below.  

Security Deposit

This property is our home. We expect all clients to enjoy the facilities while taking all reasonable care of the property, grounds and facilities, which you should ensure are left in the same state and condition, as they were when you arrived.

The security deposit notified to you at the time of booking is due to be paid with the balance payment 3 months before your arrival date (or with the payment in full if the booking is made within 3 months of your arrival).   

In making a booking you accept responsibility for any theft, breakage or damage to the property (including without limitation any furniture, fixtures and fittings as well as to the general contents at Honeybridge Estate) caused by you or any member of your party and you will be responsible for any loss that we may incur.  If any keys, fobs or remote controls issued are not returned at the end of your stay, you are responsible for the cost of their replacement. We ask that any incidents are reported as soon as possible in order to minimise the associated costs and inconvenience to yourselves and subsequent clients.  

The security deposit shall not limit your liability to us in any way and, if the security deposit does not cover the cost of damage caused, you will be invoiced for all amounts over and above the security deposit. If the security deposit exceeds the level of damage caused, you will be refunded the difference once all the repairs and replacements have been finalised. If no damage or loss occurs, the security deposit will be returned in full one week after your stay.

If your booking is cancelled before your arrival, the security deposit will be promptly returned to you.   

Arrival & departure

Check in time is from 4pm, at a time notified to us in advance so we can arrange to welcome you. Whilst we will endeavour to have the property ready for check-in at 4pm, we reserve the right to amend the check-in time in order to ensure that the property is ready for your occupation.

Check out time is strictly no later than 10am, at a time notified to us in advance, so we can arrange for you to handover the keys.

Whilst we will endeavour to accommodate your needs where possible, we are not obliged to offer access to Honeybridge Estate before the time agreed and you shall not be entitled to remain in occupation after the time agreed.

Insurance

The cost of your booking does not include insurance, and we require that all clients take out a comprehensive travel insurance policy that covers booking cancellations, accidents, illness and other unforeseen eventualities, loss or damage to your personal belongings, as well as  accidental damage or breakage since you are liable for the cost of any such damage caused at Honeybridge Estate by you or any member of your party, or by any visitors.  

Cancellation by you

Cancellations must be immediately notified to us by phone and confirmed in writing. 

If you cancel your holiday less than 3 months before the start date but prior to making any final payments, you remain liable for the balance that is due. We will attempt to re-let your booking and, if we are successful in full or part, we will refund any payments received, less any expenses or losses incurred if applicable.  

If you cancel your holiday more than 3 months before the start date, you remain liable for the non-refundable deposit. We will attempt to re-let your booking and, if we are successful in full or part, we will refund any payments received, less any expenses or losses incurred if applicable.  

If for any reason you fail to show up or if you cut short your stay while you are with us, we will be unable to offer you any refund. 

Cancellation by us

Your booking will not be cancelled by us except in exceptional circumstances (as set out below) or if the balance payment and/or the security deposit remains unpaid within 3 months of the arrival date.

If the balance payment and/or the security deposit remains unpaid within 3 months of the arrival date, we reserve the right to give notice in writing that the reservation is cancelled. You will remain liable to pay the balance due unless we are able to re-let the property and any refund will be subject to us covering any expenses or losses incurred as a result of the cancellation. 

In the event of exceptional circumstances, notification will be given of the cancellation as soon as possible and, we will promptly refund all payments made for your holiday. Our liability for cancellation will be strictly limited to payments made to us by you for the booking.  No other payment or compensation will be made. 

Exceptional circumstances which can include but is not limited to acts of God (such as floods or earthquakes); severe property damage (such as caused by collapse or fire); war or the threat of war and its consequences; an act of government or other national or local authority; industrial dispute; natural or nuclear disaster; fire, chemical or biological disaster or contamination; an epidemic or pandemic; a change in ownership of Honeybridge Estate; a change in our family circumstances  and all similar events outside our control.  

Covid-19 Policy

Please ensure that you review the latest government information regarding Covid-19 and that you comply with any applicable guidance. If you, or any of your party, become ill with, or display symptoms of, Covid 19 (or any other illness that may be contagious), please let us know immediately. For the safety of others (who may be immuno-compromised or pregnant), we ask that you stay away from other guests or staff around the Estate until you are no longer contagious or your departure, whichever is sooner. 

Third Party Service Providers

With advance notice, and for an extra charge, we are able to arrange personalised services such as (but not limited to) catering, a massage therapist, beauty treatments, a yoga or fishing teacher, a cycling guide and bicycle hire, a photographer or hot air ballooning during your stay. Please note that whilst we are happy to arrange such services, the services are provided to you directly by the third-party service provider and, regardless of whether you pay for the services directly or whether you are invoiced for them by us, we are in no way responsible for any acts or omissions committed by the third-party service provider. 

Liability

We do not exclude or limit our liability to you where it would be unlawful to do so. This includes liability for death or personal injury caused by our negligence or the negligence of our employees, agents or subcontractors, or for fraud or fraudulent misrepresentation.

We shall have no liability for any accident, loss or damage to your property unless such loss, damage or accident is demonstrably due to our negligence.

In all cases, except personal injury or death, our liability to you for the total of all claims arising out of your booking with us is limited to the cost of your booking less any other charges.  

You acknowledge that we have the right either during or after your stay to recover from you, the costs of any property or accommodation damage or any other costs, fees or expenses that we may incur, resulting from your or your party’s or visitor’s action or inaction and from any breach of these Terms.

All personal information we collect and hold about you and members of your party will be used in accordance with our privacy policy, available here.

By agreeing to these Terms, you are providing your consent for us to use cookies in the ways set out in our cookie policy, which is available here.

General

These Terms are governed by English Law and the courts of England shall have exclusive jurisdiction over any dispute arising out of them. We reserve the right to make reasonable amendments to these Terms without notice and will update our website accordingly. 

Our agreement incorporates these Terms, our Estate and Safety rules provided to you and any information contained on our website.     

We reserve the right to revoke any booking or to terminate your occupancy without compensation if you or any member of your party acts in breach of these Terms.  

Should any part of the Terms be deemed by law to be void, the remainder of the Terms will, if capable, continue in full force and effect.

You shall signify your acceptance of these Terms by confirming your booking.
